At American Realty Resources, our Seller999.com program includes at least the following services (and we like to, if anything, under-promise and over-deliver and so from time to time we may provide more than the following!): 
  • A competitive market analysis of properties in your area which have recently sold, and properties which are currently on the market and will compete with yours.  This info helps you determine a fair market price.  With your savings on real estate fees, you are in a better position to price competively.

  • Listing on the Middle Tennessee Multiple Listing Service (MLS) for up to 12 months. We hope your home sells long before the year is up.  If not, we offer a free renewal, at no charge to you. Listing in the MLS is crucial to getting your property sold.  Most qualified buyers are working with a Realtor who uses the MLS. Your listing is entered on MLS and goes ‘live’ within 48 hours of receiving your listing paperwork.

  • Enhanced listing on Realtor.com for up to 12 months. This is the premier site for national real estate searches and buyers who are relocating and want to look at what their money will buy in Middle Tennessee.  Statistics show that almost 85% of buyers start their home search on the web, not in the newspaper. 

  • Listing on www.HouseInNashville.com and distribution to other national real estate websites, such as Yahoo, Tulia, Google, etc.
    Your listing submitted to Trulia, Craigslist, Ebay,Zillow, etc.

  • A preliminary title search on your property. The attorney is ready to move forward with the closing when you get a contract to purchase.

  • Individual property website for your home.  See www.RobinRd.com.·       

  •  A professional American Realty Resources ‘for sale’ sign on your property.  If you want to FSBO also, you are free to put your own sign in the yard also. 

  •  Services of a professional appointment center to set up appointments.  You have the choice of ‘appointment needed, call and go, go no call.’  Make the choice which suits you best, but remember, the easier your property is to show, the quicker it will sell.

  • A regular Realtor Supra lock to use (rather than a rinky dink combo lock which is prone to break and not open at the worse possible time, and prone to break Realtor’s fingernails!).  The Supra keypad for the lockbox has to have a new code each day, thus being more secure.  Plus, we can go into the box and see who has used it to enter your home. So the Supra lock is more secure than a combo lock.

  •  As your designated seller’s agent, we take the calls of buyer’s agents and communicate with them (rather than your having to take their calls at work or during your leisure time).  Then we communicate anything of importance to you.

  • Info Flyers on your home for you to print and give out.

  • Communication by email or fax as much as possible, rather than having multiple phone calls or visits.  This saves time for all of us.  However, feel free to call us anytime you need us!

  • Photos of your home if you are unable to take the photos and email to us.

  •  Free, once per week, changes in MLS (price, remarks, photos, etc.)  Other services charge extra for changes; we don’t.

  • Names of mortgage lenders and title companies for you to give to your potential buyers.

  • Prequalification of your buyer for a mortgage with one of our preferred lenders, if you like.

  • All documents and required disclosures are provided to you.

  • A seller net sheet for each offer to show you your approximate net proceeds.

  • Support of a local Realtor team with over 25 years of combined real estae experience.

  • We do not refer you out.

  • We go to the closing with you.

On this fee structure, we DO NOT promise print advertising, TV advertising, open houses; or arranging for lawn care, trash removal, appliance repair; We ask you to meet appraisers & termite inspectors and let them in your home. 

We MAY, however, at our discretion provide these services from time to time.
