How do I pay you?
Answer: We take checks, Paypal, and soon credit cards for our upfront, non-refundable $999 listing fee. If you choose our traditional pricing with commission paid at closing (still savings to you), these fees are paid at closing out of your sale proceeds. The $999 offers the most savings.
Why should I pay upfront with no assurances of selling?
Answer: You will get all the services, possibly more, that a traditional real estate company offers. If you price your home competively and keep it tidy and convenient for showing, you should be able to sell within the year’s listing time (hopefully way before). The difference is either $999 upfront, or 2-4% (just on the listing side!) paid at closing. At the closing table you will be so happy over the money you have saved! You will have already paid the listing fee. You will only need to pay the Realtor who brought the buyer, or if you found the buyer, you have NO MORE Realtor fees to pay at closing.
Are There Any Up-Front Fees or Hidden Charges?
Answer: None to Realtors except what have been outlined here. There will be some closing costs at the end (for the attorney's work, for any negotiated buyer's closing costs paid by the seller, termite letter, etc. ), and paid at closing out of the proceeds.
How Can You Charge So Much Less?
Answer: We are a small office with low overhead and efficient operations. We have no franchise fees to pay and no big salaries for managers. We have had training at 2 franchise offices and know how to sell a competively prices property using the power of the web and of Multiple Listing Service (MLS) where Realtors find homes which meet the needs of their buyers (price range, location, and size of home, etc). Most qualified buyers who need to purchase immediately, go to a Realtor for help. It is the most efficient way to find a home. The buyer usually pays nothing for the Realtor's services, and that is the best way to go for the buyer. The buyer and their Realtor may never know that your home is on the market, unless it is in MLS.
Does American Realty Resources Show My Home To Buyers?
Answer: YES! We work with internet leads and are available every day to show your home to interested buyers
Do Other Agents Show My Home?
Answer: YES! We cooperate with all real estate professionals and maintain good relationships with them. We are members of the Greater Nashville Associatoin of Realtors. Agents from other offices frequently show and sell American Realty Resources listings. The MLS listing looks just like any other Realtor's listing, and gives no indication of the fee that you are paying on the listing side.
Do You Work With Buyers?
Answer:YES! We provide full service for buyers as well as sellers. In addition to our own listings of homes, we can also assist buyers in viewing homes for sale through the MLS and new homes offered by local builders. The best part for buyers is that they get this professional assistance at no cost.
How Do I Know What My Home Is Worth?
Answer: We help you! We prepare a free Competitive Market Analysis (CMA) of listings, pendings, and sales in your neighborhood or area, using similar data collection methods that appraisers use. A CMA will assist YOU in determining a reasonable marketing price for your home, by looking at competing homes currently on the market with yours, and sales for the past 6 months, to compare market times and selling prices.
